Stamp duty and buying costs

Buying more land, a ute or a truck? Stamp duty is often the biggest cost after the price. Find your state’s official calculator, then add up the cash you need on the day.

Stamp duty in plain words

  • A state tax when you buy. Each state and territory charges duty when land or certain other property changes hands, and sets its own rates and rules. The buyer usually pays it.
  • Different names, same idea. Transfer duty, land transfer duty, conveyance duty or property transfer duty - they all mean stamp duty on land.
  • Usually on the higher figure. Duty on land is generally worked out on the price or the market value, whichever is higher, on a sliding scale - so a dearer block pays a bigger share.
  • Vehicles pay it too. When you register a ute, truck or trailer in your name - new or second-hand - motor vehicle duty is usually charged with the rego or transfer.
  • Handing the farm down? Most states have an exemption or concession for farm land passed between family members. The conditions are strict, so read your state’s page and ask your solicitor early.
  • There’s a deadline. Duty must be paid by a set date, usually around settlement. Your conveyancer normally lodges and pays it for you.

Duty, exemptions and concessions depend on your circumstances, so check with the revenue office, your conveyancer, solicitor or accountant before you sign.
